In the dynamic landscape of 2025, Dubai‘s real estate market witnessed a remarkable surge, with transactions hitting AED 144.7 billion (US$39.4 billion) in the second quarter. This growth was largely fueled by international investors from regions like the UK, Europe, and India, taking advantage of currency fluctuations to acquire AED-denominated assets. As Dubai’s real estate transactions reached $39.4 billion, it reflected an evolving marketplace where confidence and opportunity converge.
This impressive figure marks a 26.8 percent increase from the previous quarter and a striking 39.7 percent rise year-on-year, according to a quarterly report by Springfield Properties.
Farooq Syed, CEO of Springfield Properties, noted, “This quarter reflects a decisive shift in buyer strategy. We’re seeing strong alignment between investor confidence, infrastructure delivery, and the long-term fundamentals that continue to underpin Dubai’s real estate market.”
Foreign Buyers Drive Dubai Property Surge
A substantial total of 48,519 transactions were registered during this period, with demand particularly high in areas connected to critical infrastructure and well-established master-planned developments.
The influx of foreign capital has played a significant role, bolstered by competitive pricing and an increasingly reliable regulatory environment in the region. This growth trend is highlighted by the off-plan market, which showed exceptional performance, contributing AED 98.4 billion (US$26.8 billion) in transaction value—an extraordinary 82.7 percent increase from Q1 and the highest on record. In total, 31,699 off-plan units were sold, while the ready market accounted for AED 46.4 billion (US$12.63 billion) across 16,820 transactions.
Investor enthusiasm for off-plan properties continues to flourish, driven by attractive payment options and early access to developments linked to new infrastructure. This factor has been pivotal in propelling transaction volumes to new heights.
Additionally, rental income during this period climbed to AED 9.4 billion, with prominent villa-centric neighborhoods such as Arabian Ranches, DAMAC Hills, and Jumeirah Golf Estates leading the pack.
The report also shed light on several emerging trends affecting market dynamics in the quarter. Areas adjacent to the newly constructed Dubai Metro Blue Line are experiencing upward pricing momentum. Furthermore, the integration of digital platforms, especially those utilizing AI technologies, is enhancing buyer decision-making processes, allowing for more efficient financing and location choices.
