Record $34 Million Akala Apartment Sale Transforms DIFC Market

In the vibrant landscape of Dubai real estate, a significant milestone has been achieved as Arada marks the sale of “The Observatory,” a stunning AED 125 million (approximately $34 million) penthouse in the luxurious Akala development near the Dubai International Financial Centre (DIFC). This landmark transaction not only highlights the allure of upscale living in the heart of the city but also demonstrates the growing interest from global investors in Dubai’s prestigious real estate market.

Dubai real estate developer Arada has successfully sold “The Observatory,” a record-breaking AED 125 million ($34 million) penthouse at its wellness-focused Akala development near Dubai International Financial Centre (DIFC).

This remarkable sale ranks among the top 10 apartments sold in Dubai so far in 2025, showcasing the robust global investor interest in Akala.

The Observatory: A Luxurious Escape

Spanning two floors atop one of Akala’s 220-meter twin towers, The Observatory provides panoramic, unobstructed views of iconic landmarks such as the Burj Khalifa, Downtown Dubai, DIFC, and the Zabeel area.

A Design Marvel

Featuring six lavish bedrooms, The Observatory is distinguished by several exceptional design elements. It includes an expansive Grand Room that emphasizes the breathtaking views, public and private wings, an art gallery, and a rooftop terrace complete with a private pool and jacuzzi.

At more than 23,000 square feet, The Observatory eclipses any apartment previously sold in the DIFC and stands as the largest apartment sold in Dubai to date this year.

A New Era of Wellness Living

Positioned between Index Tower and Central Park Towers, the AED 5 billion ($1.4 billion) Akala project is founded on a sophisticated wellness ecosystem that integrates advanced diagnostics, performance therapies, and a carefully curated hospitality model aimed at delivering tangible health outcomes.

Ahmed Alkhoshaibi, Group CEO of Arada, stated: “We have positioned Akala as the world’s most advanced wellness residences, and this sale underscores the strength of demand for a new category of real estate, which is intentional, intelligent, and focused on long-term wellbeing. In addition, the high value of this penthouse, which is rare for a non-waterfront property, speaks to the strength of Akala’s location, product quality, and brand positioning.”

Exclusive Features and Amenities

The 534 branded residences at Akala, along with the ultra-luxury five-star hotel located in the same complex, incorporate built-in wellness features. These include advanced air and water purification systems, circadian lighting, organic sleep systems, and intelligent climate zoning.

Shared amenities span over 13,000 square meters and feature a clinical wellness center, a spa, high-performance gym facilities, and dedicated studios, alongside the Akala Spa.

Additionally, Akala presents a unique “weightless” service environment, merging AI-enabled hospitality with wellness concierges, in-home treatments, and personalized meal plans.

With a commitment to sustainability, Akala is LEED Gold and WELL Silver precertified, marking it as the first in a global pipeline of wellness-focused residences and retreats planned under the Akala brand.

Construction on Akala is set to commence in 2026, with completion anticipated by the end of 2029, further enriching Dubai’s real estate market.
