The Sharjah industrial real estate sector experienced an unprecedented boom in 2025, with transactions soaring by an astonishing 88.7% to a remarkable $2.52 billion. This surge can be attributed to heightened investor confidence and the emergence of innovative development models across the emirate. As economic conditions evolve, the region’s industrial real estate landscape is not only adapting but thriving, positioning itself as a critical player in the broader UAE economy.
According to the Sharjah Real Estate Registration Department, the value of industrial real estate transactions climbed from around AED 4.9 billion ($1.33 billion) in 2024 to over AED 9.24 billion ($2.52 billion) in 2025, marking a significant increase of 88.7 percent. This impressive growth showcases the resilience and appeal of the Sharjah industrial real estate market.
The data was presented during a panel discussion titled “The Future of Industrial Real Estate,” organized by the department as part of the Sharjah Real Estate Exhibition (ACRES 2026). Moderated by Dr. Abdul Salam Al Hammadi, this session brought together senior officials and industry experts to analyze current trends and future prospects.
Driving Factors Behind the Growth
Obaid Al Mazloum, Director of the Real Estate Projects Regulation Department at the Sharjah Real Estate Registration Department, emphasized that the rise in industrial real estate transactions signifies more than just increased sales. He noted that the number of traded industrial properties reached 4,416 in 2025, highlighting a robust property market. Moreover, Sharjah now features around 14 industrial real estate development projects, which range from land plots to integrated complexes and multi-use warehouses.
Al Mazloum asserted that flexible legislation and balanced regulation have been pivotal in nurturing the sector, fostering a stable investment environment that appeals to both local and international investors. The regulatory clarity has also facilitated optimal land usage, further driving higher transaction volumes and boosting market values.
He elaborated that sustainability and innovation are now fundamental components of industrial zone development in Sharjah. The increasing implementation of smart solutions in energy and infrastructure management has been beneficial, reducing operational costs and enhancing the long-term value of industrial real estate assets, aligning with sustainable development goals and the emirate’s long-term vision.
Strategic Significance of Sharjah’s Industrial Sector
During the panel discussion, Eng. Abdul Rahman Al Suwaidi, Director of the Planning Studies Department at the Sharjah Department of Town Planning and Survey, addressed the expansion of industrial infrastructure, land allocation criteria, and the synergy between urban planning and industrial logistical growth. He highlighted that Sharjah is home to approximately 40 percent of the UAE’s total industrial establishments, backed by robust infrastructure and a strategic logistical location.
Jamal Bouzanjal, Director of Corporate Communications at the Sharjah Chamber of Commerce and Industry, further underscored the Chamber’s role in bolstering the industrial sector and attracting investment. He pointed out that the emirate is currently home to more than 2,800 factories distributed across 21 industrial zones, exporting goods to over 120 countries globally.
The panel highlighted the importance of industrial real estate and logistical spaces as vital components in driving economic growth. Participants concluded that ongoing development in these areas is crucial for realizing Sharjah Vision 2030, which aims to promote economic diversification, strengthen supply chains, attract high-quality investments, and establish the emirate as a leading regional hub for industry and logistics.
