As the market matures, a transformation is underway, highlighting a shift from speculative investments to sustainable growth and robust investor returns, bringing new opportunities for both buyers and developers in this vibrant property landscape.

Record Growth Across Property Segments

The performance of the Dubai real estate market in 2025 serves as a clear indicator of evolving dynamics, as emphasized by leading experts in the field. According to new data from DXBInteract, buyers across various asset classes generated AED 86 billion in capital gains, with remarkable growth observed in all primary segments.

Apartment sales alone surged to AED 19.7 billion, marking a 35.16 percent increase year on year. In the villa category, sales climbed to AED 28.8 billion, showcasing a striking 66.83 percent growth. Commercial properties also displayed a robust upward trend, with transactions rising by 80.14 percent to reach AED 3.4 billion. However, the most notable increase occurred in plot sales, which skyrocketed by 155.13 percent to hit AED 34.1 billion, signaling strong demand for land acquisition.

Insights from Industry Leaders

Talal M. Al Gaddah, founder and CEO of the Keturah luxury brand, commented on the implications of these findings, expressing optimism for the future of Dubai real estate. “The figures reflect a deeper and more competitive market that is raising standards across the sector. With greater choice, buyers compare more rigorously, brokers prioritize proven projects, and brand, delivery track record, and product quality become decisive,” he noted.

He further emphasized that in the luxury segment, it is not merely abundance that drives sales but selectivity, favoring developers who build trust, offer differentiation, and provide long-term value.

Keturah Reserve Launch and Market Collaboration

This optimistic outlook coincides with the launch of the final sales phase for Keturah Reserve, a luxury residential master community developed by MAG, which boasts a project value of AED 5.7 billion and is strategically located in Mohammed Bin Rashid City’s District 7, Meydan. The launch event is expected to attract around 700 brokers from across the industry, including many new agents, demonstrating the heightened activity in Dubai real estate.

Set to be held at the JW Marriott Hotel in Dubai, the event is organized by fäm Properties, which has been appointed as the exclusive master agency for Keturah Reserve. Firas Al Msaddi, chief executive of fäm Properties, highlighted the emerging trend of collaboration within the sector. “We’re moving away from pure competition toward agencies and brokers working together to build a stronger market. Sharing knowledge and resources creates a more transparent industry that benefits everyone,” he stated.

Keturah Reserve offers a unique bio-living, wellness-focused community that includes 533 low-rise apartments, 93 townhouses, and 90 villas. With townhouses already sold out and over 40 percent of apartments committed, the project is generating considerable interest. Scheduled handovers for townhouses are set to begin in the second quarter of 2027, followed by apartments and villas later in the year and early 2028, respectively.
