In a significant development for Abu Dhabi real estate, Modon has unveiled Bashayer, the inaugural ultra-premium waterfront community on Hudayriyat Island. Modon’s Bashayer development encompasses a select collection of 157 four and five-bedroom villas situated within a secured neighborhood. Surrounded by beautifully landscaped parkland, the villas are complemented by various amenities, including a dedicated children’s play area and versatile multi-sport courts, fostering an active and family-friendly environment.

In addition to the villas, Modon is also introducing 330 one- to three-bedroom apartments and four-bedroom penthouses, housed within two elegantly designed low-rise terraced buildings. Strategic Changes in Ownership
The introduction of Bashayer coincides with a significant shift in Modon’s ownership structure. Earlier this year, Arabian Business reported that the International Holding Company (IHC) divested its entire 42.54 percent stake in Modon Holding to L’imad Holding, a fully owned entity of the Abu Dhabi government. This strategic move is part of a broader portfolio realignment aimed at enhancing IHC’s focus across various sectors.
According to IHC, the decision to divest was aligned with its sector concentration framework, which limits exposure to any single sector to 20 percent. This divestment is intended to allow for a reallocation of capital towards burgeoning industries including healthcare, technology, and energy, among others.
Since acquiring its stake in August 2023, IHC noted that Modon has rapidly evolved into a prominent real estate and infrastructure platform, boasting multi-billion-dirham revenues for 2024 and projecting strong profitability well into the first half of 2025.
