Dubai Rental Market Thrives as School Season Approaches

The Dubai rental market is experiencing a remarkable surge this summer as new families relocate to the emirate in preparation for the upcoming academic year. This unexpected increase in rental activity has defied the typical seasonal slowdown, as highlighted by recent data from the Dubai Land Department (DLD). Families, particularly those with school-aged children, are driving this trend, indicating strong demand for housing in Dubai’s vibrant neighborhoods.

According to the latest statistics, the total value of property sales transactions in July soared by 17 percent month-on-month, reaching 51.67 billion dirhams ($14.1 billion). Transaction volumes also experienced a significant increase, rising 21 percent from June and climbing 26 percent compared to the same month last year, showcasing the resilience of the Dubai rental market.

Relocations Drive Dubai’s Summer Rental Boom

The rental segment capitalized on this momentum, with new contracts growing by 12 percent in July compared to June. Notably, rentals for villas and townhouses saw an 8 percent increase by volume, while apartment rentals surged by an impressive 37 percent. This growth is largely attributed to the influx of teachers, hospitality personnel, and corporate staff preparing for their September engagements.

“July has been one of our strongest months yet,” said Lewis Allsopp, chairman of real estate agency Allsopp & Allsopp. “This is prime time for people relocating, starting new jobs, or getting children settled in school.”

The agency reported a staggering 26 percent monthly increase in villa and townhouse rentals, along with a remarkable 33 percent annual rise in average prices for these properties. Villa and townhouse rentals constituted 33 percent of the overall rental transactions by volume but accounted for a striking 58 percent by value, underscoring the growing preference among relocating families for more spacious accommodations.

In tandem with the rise in relocations, Dubai’s private school enrollment has surged by 6 percent, supplemented by the opening of five new schools next year. This growth further amplifies the demand for larger family homes, providing a clear indication of the continued appeal of Dubai’s residential offerings.

Despite being traditionally seen as a quieter period, the summer months have reportedly seen a 21 percent increase in new property listings and a 24 percent rise in viewings at Allsopp & Allsopp. This spike points to a fundamental shift in Dubai’s real estate cycle, reinforcing the idea that the Dubai rental market is not as susceptible to seasonal fluctuations as once believed.

“The perception that the market slows when people leave for holiday is outdated,” Allsopp remarked. “The activity we’re seeing underlines Dubai’s pull as a place to live and work.”
