UAE Luxury Real Estate Achieves Unprecedented $87 Billion Milestone

The UAE property market is experiencing remarkable growth, with valuations soaring to an impressive $87 billion as luxury sales reach new heights. In the first half of 2025, the sector recorded over 96,000 property transactions supported by a blend of local and international buyers eager to invest. This momentum highlights not only the resilience of the UAE property market but also the ongoing appeal of its diverse offerings, from opulent waterfront villas to iconic skyscrapers.

Continued Confidence in the UAE Property Market

The UAE’s real estate sector is maintaining its strong upward momentum, recording more than 96,000 property transactions in the first half of 2025 worth a total of AED322 billion ($87 billion), fueled by robust demand from both domestic and international buyers. This growth underscores a broader sentiment of confidence among investors, with the market’s extensive offerings appealing to a wide audience.

Josh Gilbert, Market Analyst at eToro, elaborated on the underlying factors driving this surge. He noted, “This trend is supported by robust policy initiatives, including foreign ownership reforms, which have attracted more ultra-high-net-worth individuals to the UAE than ever before.” Gilbert also highlighted additional incentives, stating, “Tax incentives, golden visas, and the UAE’s unmatched lifestyle continue to make the country a top destination for investors.”

Record-Breaking Luxury Sales

The premium end of the market continues to deliver standout results. Aldar Properties recently concluded a record AED400 million ($109 million) sale for a luxurious mansion at Faya Al Saadiyat in Abu Dhabi, signaling strong demand for high-end properties. Such transactions exemplify the flourishing activity in the UAE property market, with luxury sales setting benchmarks previously thought unattainable.

Developer earnings have also surged, showcasing the profitability of these investments. Emaar Properties reported a remarkable 34% rise in net profit to AED10.4 billion ($2.83 billion), driven by a 46% jump in property sales and a substantial development backlog of AED146.3 billion ($39.85 billion). Meanwhile, Aldar Properties experienced a 24% year-on-year net profit increase to AED4.1 billion ($1.12 billion), with revenues climbing 42% to AED15.5 billion ($4.22 billion) and a record development backlog of AED62.3 billion ($16.96 billion).

Investor Sentiment Shifts Toward Real Estate

In 2025, both companies have demonstrated strong share price performance, with Aldar up 29% and Emaar up 15%, reflecting heightened investor confidence. This shift in sentiment is further corroborated by eToro’s latest Retail Investor Beat survey, which found that 52% of UAE retail investors now view real estate and construction as the most promising sectors for the next 12 months, surpassing technology.

Developers are capitalizing on a wave of booming off-plan sales, robust rental demand, and sustained infrastructure investments. The UAE property market continues to allure investors, bolstered by favorable macroeconomic policies, increasing tourism, and a strong appetite for real estate investments. As a result, UAE real estate stocks present a compelling mix of growth potential, stability, and yield, cementing their attractiveness in the current market landscape.
