Foreign investors are significantly boosting the apartment market in Dubai, contributing to a remarkable sales milestone of AED 40.5 billion in August. This upswing occurs even in a traditionally slower season for real estate, highlighting the resilience and allure of the city’s property sector. As international interest surges, particularly from countries such as South Korea, South Africa, Australia, and Canada, the Dubai apartment boom is not just a fleeting trend but a robust indicator of ongoing demand.
Strong Growth in Apartment Sales
According to the real estate agency Allsopp & Allsopp, demand from foreign buyers has driven apartment sales values up by 26 percent year on year. Notably, the brokerage achieved an impressive 31 percent increase in its own transactions. Apartments now constitute a staggering 89 percent of all real estate transactions by volume and 71 percent by value, surpassing sales of villas and townhouses, further underpinning the Dubai apartment boom.
August Sales Figures
Data from the Dubai Land Department (DLD) revealed total sales in August amounted to AED 40.45 billion (approximately $11 billion). While this figure represents a 22 percent decrease from July, it still marks a 6 percent increase compared to the same month last year. DLD data indicates that the average price for an apartment stood at AED 1.9 million, while Allsopp & Allsopp reported an average of AED 2.6 million. This slight variation reflects the diverse landscape of the market during the ongoing Dubai apartment boom.
Rising Demand for Rentals
The rental sector mirrored the increase in sales, with apartment rental values soaring by 43 percent and leasing transactions rising by 48 percent compared to July. Key neighborhoods such as Downtown Dubai, Dubai Marina, Business Bay, Town Square, and Jumeirah Lakes Towers are witnessing the most activity. In a sign of evolving landlord-tenant dynamics, nearly half of landlords (49 percent) now accept four or more cheques, reflecting a growing flexibility that benefits tenants amidst the Dubai apartment boom.
Demographic Shifts and Future Outlook
“Even in August, a month often associated with a lull in activity, Dubai’s apartment market has proven to be a cornerstone of the city’s real estate strength,” stated Allsopp & Allsopp. The agency also highlighted that Dubai’s population has recently surpassed 4 million, increasing by 1.5 million over the last decade. This demographic shift solidifies the sustained demand from both investors and residents, further fueling the ongoing Dubai apartment boom.
