Abu Dhabis Real Estate Surge Drives Increased Project Investments

The recent Abu Dhabi real estate boom is not just an economic trend but a response to escalating demand, amplified by a staggering pipeline of $758.79 billion. With population growth surging, the necessity for residential projects has become paramount, stimulating a race to launch developments that cater to the needs of a burgeoning market. As the city evolves with increased activity across various sectors, the real estate landscape is primed for significant transformation.

The 14th edition of the International Real Estate and Investment Show (IREIS 2025) recently concluded at the Abu Dhabi National Exhibition Centre (ADNEC), highlighting the urgent need for developers to initiate more residential projects to accommodate the rising demand.

In 2024, Abu Dhabi’s population rose by 7.5 percent, reaching 4.13 million, driven by growth in non-oil sectors such as tourism, aviation, retail, and construction. This rapid growth is putting pressure on the housing market, leaving supply struggling to keep pace with demand.

Abu Dhabi Real Estate Growth

The UAE economy is projected to grow by 4.6 percent in 2025, largely driven by non-oil sectors, according to the World Bank. The Abu Dhabi real estate market has already demonstrated substantial growth in the early to mid-2025 period, with apartment prices rising by 18 percent and villa prices increasing by 14 percent year-on-year as of June.

Amer Al Ahbabi, CEO of Vertix Holdings, noted, “Housing demand is outpacing supply as Abu Dhabi needs more properties. This has been evident in the recent release of some properties that were sold out at launch.” He further emphasized the urgency for developers to enter the Abu Dhabi market, stating, “In the absence of capital gains tax, a home buyer or investor stands to get a better return on investment in Abu Dhabi properties.”

Reports indicate that the total value of active urban development projects in the emirate has reached AED2.78 trillion ($758.79 billion), with urban construction alone accounting for AED813 billion ($221.56 billion). This vast pipeline illustrates the extensive plans underway to fuel Abu Dhabi’s real estate boom.

Developers attending the event, including Reportage, Danube Properties, Object 1, Dugasta Properties, Meta Homes Real Estate GGM, and Dia Properties, confirmed their intentions to launch new projects. Reportage Properties reported vibrancy in sales during the exhibition, with many homes already sold out.

Residential supply is gradually on the rise, with 2,400 units delivered in 2025. By the end of the year, around 10,400 units are projected for completion, alongside an additional 11,000 anticipated for 2026, according to Cavendish Maxwell.

According to the Abu Dhabi Real Estate Centre (ADREC), the emirate’s real estate transaction value surged by 39 percent in the first half of 2025, reaching AED51.72 billion ($14.09 billion), compared to AED37.2 billion ($10.13 billion) in the first half of 2024.
