The Abu Dhabi real estate market reached an unprecedented milestone in the first half of 2025, with transactions soaring to AED 54 billion ($14.7 billion). This remarkable performance underscores the sector’s resilience and growth, driven by increasing population density, a surge in foreign investments, and a notable preference for high-end developments, according to the newly released Real Estate Market Report from the Abu Dhabi Real Estate Centre (ADREC).
Strong Demand Outpaces Supply
The real estate sector in Abu Dhabi is experiencing a significant imbalance, as demand continues to exceed supply across the emirate. As of the first half of 2025, the residential inventory in Abu Dhabi stood at approximately 400,000 units, with an average annual supply growth rate of just 2.6% since 2022. In stark contrast, demand has surged by around 6% during the same period, fueling substantial price increases for various property types.
In the second quarter of 2025, apartment sales prices saw a robust year-on-year increase of 14%, while villa and townhouse prices escalated by 11%. This ongoing disparity between supply and demand is expected to remain a defining characteristic of the market, with projections indicating that future residential supply could increase by approximately 4.6% by 2028, potentially adding between 45,000 and 55,000 new units to the inventory.
Record Transactions Drive Growth
The Abu Dhabi real estate market has achieved record-breaking transaction figures, reaching AED 54 billion ($14.7 billion) in H1 2025, marking a staggering 42% increase compared to the same period in 2024. Residential sales played a pivotal role in this growth, totaling AED 25 billion ($6.8 billion), which represents a remarkable 38% year-on-year rise in sales volumes, climbing by nearly one-fourth over the last twelve months.
Notably, cash transactions constituted an impressive 81% of the overall sales, reflecting strong investor confidence in the market’s prospects. Eng. Rashed Al Omaira, the Acting Director General of ADREC, emphasized the significance of the inaugural market report, stating, “For the first time, investors, developers, and policymakers have a single trusted source of insight that shows how the market is performing and where it is heading.”
Investing in Premium Developments
Approximately half of the overall residential unit sales value in H1 2025 originated from master-planned projects, showcasing the growing preference for quality developments. Leading the sales market, Al Hudayriat Island generated AED 2.4 billion ($653 million), followed closely by luxury mixed-use projects such as Bal Ghaiylam, Mamsha Gardens, and Saadiyat Lagoons.
A particularly notable trend was observed in the premium apartment segment, which accounted for 57% of total apartment sales value in the first half of 2025, more than doubling its share from 2023. Al Saadiyat Island emerged as a pivotal area for ultra-premium launches, reinforcing the appeal of high-end living options.
A Growing Rental Market
The upward trend in Abu Dhabi’s real estate market is also evident in the rental sector, with lease values reaching AED 8.2 billion ($2.2 billion) in H1 2025, marking a 6% increase compared to the previous year. Apartment rents climbed 21% over the past two years, while villa and townhouse rentals saw a 7% rise, indicating sustained demand for quality living in both luxury and family-oriented communities.
