Diriyah Company has unveiled Jabal AlQurain Avenue, an innovative multidisciplinary incubator aimed at fostering entrepreneurship within Saudi real estate. This exciting development provides a platform for budding entrepreneurs and emerging talent in the retail and food-and-beverage sectors, stimulating growth and creativity in the region.
Jabal AlQurain Avenue is strategically designed to cater to startups and expanding companies. By offering a versatile range of spaces, it provides a vibrant environment for entrepreneurs to experiment with and refine their brand concepts, ultimately enhancing the overall experience for both residents and visitors to Diriyah.
Part of the expansive Qurain Cultural District, announced in 2024, Jabal AlQurain Avenue is envisioned as a dynamic cultural and lifestyle hub. This initiative will feature retail spaces and dining options that showcase local Saudi products while incorporating arts, offices, and residential areas. This blend allows people to live, work, and explore all within a single destination.

The fully pedestrianized avenue will boast:

- 15 restaurants and café units, aggregating 2,248 sq m of gross leasable area

Jerry Inzerillo, Group CEO of Diriyah Company, remarked, “Jabal AlQurain Avenue marks an important step in our ongoing commitment to making Diriyah a place that nurtures Saudi talent, innovation, and creativity, helping it grow and prosper.” He emphasized that innovative ideas flourish among Saudi entrepreneurs, particularly within Riyadh and Diriyah, and expressed pride in providing an environment that fosters these entrepreneurial inspirations.
Jabal AlQurain Avenue is a significant addition to the Qurain Cultural District, where the foundational stone was laid in November 2024. With an estimated budget of SR5.8 billion ($1.55 billion), this ambitious project is a collaboration between Nesma and Partners Contracting Co. UJSC and MAN Enterprise Al-Saudia LLC.
The cultural district is poised to feature three luxurious hotels and branded residences, including the Ritz-Carlton Diriyah (195 rooms and 165 residences), Address Diriyah (204 rooms and 60 serviced apartments), and Four Seasons Diriyah (150 rooms). Each property aims to complement the overall aesthetic of Jabal AlQurain Avenue and create a cohesive experience for visitors and residents alike.
This newly introduced avenue contributes to the broader Diriyah project, which covers an impressive 14 sq km and encompasses 566,000 sq m of retail space. Diriyah significantly impacts the local economy, contributing approximately SR70 billion ($18.6 billion) to Saudi Arabia’s Gross Domestic Product (GDP), generating 180,000 jobs, and housing around 100,000 residents.
In addition to its retail and dining offerings, the project will provide office space for thousands of professionals in diverse sectors, including technology, media, arts, and education. Future developments will feature museums, a university, the Royal Diriyah Opera House, Diriyah Arena, nearly 40 world-class resorts and hotels, the Royal Golf Club Wadi Safar with a championship course designed by Greg Norman, and the Royal Equestrian and Polo Club.
