Sharjah Real Estate Surges to $7.3 Billion Amid Global Demand

In the first half of 2025, Sharjah‘s real estate market achieved remarkable growth, with transactions reaching an impressive $7.3 billion as investors from 109 nationalities flocked to the emirate. This surge not only highlights Sharjah’s appeal as a vibrant investment hub but also underscores its commitment to sustainability and quality of life. As the emirate develops its offerings, it is establishing itself as a go-to destination for both living and investing in the region.

Sharjah’s Unique Investment Model

During a session titled “From Sharjah Real Estate to a Quality of Life Strategy,” Saud Abdul Aziz Al Khayal, Deputy Director of the Real Estate Regulatory Department at the Sharjah Real Estate Registration Department, elaborated on the emirate’s strategic model. He described it as “a unique and sustainable model, making the emirate a global investment destination that combines housing, work, and stability.”

Al Khayal remarked, “In the first half of 2025, Sharjah welcomed more than 6,600 investors from 109 nationalities, with total real estate transactions exceeding AED 27 billion ($7.3 billion). This demonstrates our position as an attractive environment for both living and investment.” This robust influx of investors signals Sharjah’s growing reputation as a reliable market for real estate opportunities.

Sustainable Development Initiatives

Al Khayal highlighted the success of Sharjah Sustainable City, launched in 2019, where Phase 1 saw all 1,000 units sold within a single day. Notably, over 60 percent of the project is dedicated to green spaces, illustrating Sharjah’s commitment to environmentally friendly development.

Phase 3 of this initiative is set to launch soon, featuring the planting of 100,000 trees. Al Khayal noted that flexible legislation and a focus on digital transformation—aimed for full digital service delivery by next year—are key components of the emirate’s growth strategy.

Innovative Construction Practices

Engineer Abdullah Mahmoud Salem, Head of the Engineering Studies Department at the Sharjah Department of Housing, shared insights into the emirate’s construction regulations, emphasizing sustainability. “We used green concrete, replacing part of traditional cement with environmentally friendly materials. This approach has led to a 30 percent reduction in energy consumption and an 80 percent reduction in carbon emissions, alongside positive health and economic impacts.”

He further emphasized the importance of innovative safety measures like Hassantuk, which installs smart devices connected to civil defense systems for early fire warnings. This initiative reflects Sharjah’s broader vision to balance environmental sustainability, economic growth, and social responsibility.

The session underscored the emirate’s intention to position itself as a leader in sustainable and socially responsible real estate development. Sharjah’s real estate landscape continues to evolve, offering both residents and investors a secure and high-quality living environment that is increasingly attractive in today’s market.
