Qatar Sees Stunning 114 Percent Surge in Home Sales

The Qatari residential market has demonstrated remarkable dynamism in the second quarter of 2025, with residential sales surging 114% year-on-year, reaching QAR 9.23 billion, according to Knight Frank’s latest report. This resurgence highlights a robust comeback for property transactions, driven by renewed investor confidence and shifting market dynamics.

Strong Growth Across Municipalities

According to the report, Doha, Al Daayan, and Al Wakrah emerged as the frontrunners in terms of sales activity. Doha recorded transactions totaling QAR 3.85 billion, marking a staggering 126% increase compared to the same period last year. Al Daayan and Al Wakrah also saw impressive growth, with transaction values climbing by 164% and 127%, respectively. This strong momentum reflects heightened interest in the Qatari real estate sector.

Residential Property Prices Trend

Apartments have experienced a modest price increase of 3.5% year-on-year, averaging QAR 13,270 per square meter. In particular, Lusail’s Waterfront district stands out with the highest average apartment prices at QAR 15,131 per square meter, closely followed by Viva Bahriya on The Pearl Island at QAR 14,987 per square meter. In contrast, Porto Arabia recorded the lowest average at QAR 11,696 per square meter.

Villa prices, however, saw a 4% decline year-on-year, averaging QAR 6,745 per square meter. The highest average villa price was recorded in Abu Hamour at QAR 8,434 per square meter, while Al Wukair emerged as a more affordable alternative with an average of QAR 5,667 per square meter.

Land Sales and Market Outlook

The residential land segment also exhibited substantial growth, with sales totaling QAR 2.16 billion across 598 transactions, reflecting an 85% increase year-on-year. Umm Salal led this trend with a remarkable 218% rise in sales volumes, followed closely by Doha at 134% and Al Wakrah at 102%. Faisal Durrani, Partner and Head of Research at Knight Frank for MENA, remarked, “Momentum in Qatar’s residential market is building again following a period of subdued activity after the FIFA 2022 World Cup. As challenges stemming from previously high interest rates and legacy oversupply diminish, we are seeing a positive shift in the market dynamics.”

He added, “The increase in transaction volumes, rising apartment values, and strong land sales activity suggest growing confidence among investors and end-users.” This sentiment is bolstered by ongoing infrastructure investments, particularly in Lusail and its surroundings, which are expected to foster greater market stability in the short to medium term.

Diverse Market Segments and Future Prospects

The stability of Qatar’s office market is noteworthy, with demand from the public sector and interest in modern high-quality spaces remaining strong. Average grade-A office rents currently stand at QAR 82 per square meter per month. In Lusail, premium rents have climbed 3.5% over the past year, reaching as high as QAR 115 per square meter, while West Bay continues to attract tenants, with rents hitting QAR 109 per square meter in prime locations.

Oussama El Kadiri, Partner and Head of Hospitality, Tourism & Leisure Advisory at Knight Frank, highlighted a growth in occupancy rates across the hospitality sector, attributed to increasing demand from regional tourists and business travelers. Events such as Art Basel in 2026 and Formula 1 Qatar in November 2025 are anticipated to further enhance Qatar’s appeal as an international tourist destination. The commitment to diversifying tourism through high-end retail, cultural centers, and professional conferences is solidifying Qatar’s status in the hospitality sector.

As the residential sales surge of 114% in Q2 illustrates, Qatar’s property market is making a significant comeback, driven by investor confidence and an evolving landscape that promises continued growth and stability in various real estate segments.
