The allure of luxury waterfront living is on the rise as Dubai Islands are being heralded as the ‘new Palm.’ Wealthy buyers are increasingly drawn to these exclusive properties, attracted by the promise of privacy, breathtaking beaches, and proximity to vital business hubs like the Dubai International Financial Centre (DIFC). A leading developer has highlighted this trend, noting that more affluent individuals from Europe, North America, and South America are snapping up trophy waterfront homes on Dubai Islands, signaling a shift in the luxury real estate market.
Dubai Islands: A New Era of Island Living
As the market for high-end coastal properties expands, Dubai Islands—a meticulously planned waterfront destination—is gaining a reputation reminiscent of the early days of Palm Jumeirah. This transformation is fueled by a series of new residential developments that promise to cater to the growing demand for luxurious island living.
“They’re looking at Dubai Islands as the new Palm,” stated Ishan Khwaja, director at LIV Developers. He emphasized the unique advantages of Dubai Islands, noting that while Palm Jumeirah offers luxury, it lacks the full range of recreational options available on the new islands. “On the Palm, you’re not able to play around the golf course, go to the beach, and take your boat out from the marina. Dubai Islands presents that opportunity,” Khwaja added.
Potential buyers are keen to invest now, drawn by competitive pricing compared to Palm Jumeirah. “They want to place their investments there now to have this beautiful second home at a much better price than Palm Jumeirah,” Khwaja remarked, expressing confidence that Dubai Islands will evolve into a similarly prestigious locale.
Prioritizing Beachfront Accessibility
According to real estate experts, the emphasis on beachfront living is reshaping buyer preferences. As Palm Jumeirah has seen property values skyrocket—by over 140 percent in some segments since 2020—buyers are now prioritizing direct beach access over traditional marina or canal properties.
Khwaja noted, “This attraction to anything to do with beachfront is even stronger than just the normal waterfront views.” He indicated that European buyers, in particular, are eager for the connection that comes with living near the beach, an aspect that has shown robust demand.
“You can actually go visit Dubai Islands today,” Khwaja remarked, highlighting its stunning beach characterized by calm, crystal-clear waters and protected coves. The development’s master plan is evolving to include marinas, parks, and golf courses, enhancing its appeal.
Luxury Homes Make Their Debut
LIV Developers recently unveiled LIV Oceanside, a new residential tower positioned on the marina waterfront of Dubai Islands. With two-bedroom units starting at AED4 million and three-bedroom options around AED7 million, the project caters to discerning buyers looking for prime real estate.
“They’re definitely looking for trophy assets,” Khwaja noted, as many potential homeowners aspire to own the best apartments in Dubai Islands. Beyond the appeal to investors, there’s also substantial interest from end users seeking a second home.
“They’re looking at it as a place to live. They’re asking about schools, Healthcare City, and DIFC,” he explained, showing that buyers are mindful of practicality as well as luxury.
These buyers recognize the investment potential, especially given the location’s proximity to crucial business hubs. “They know that they’ll be able to place it into rentals or to give yields because of its proximity to Healthcare City, Jumeirah, the DIFC, downtown, and the connection,” Khwaja added.
Perceptions of Dubai Islands are evolving as buyers liken its current stage to that of Palm Jumeirah in its formative years. With extensive infrastructural progress underway, potential homeowners see Dubai Islands as an upcoming gem in Dubai’s luxury living landscape.
Additionally, renewed interest in the older World Islands development highlights a recovering market. After a prolonged period of stagnation, ultra-private residential and hospitality projects are now emerging, marking a pivotal moment for this unique enclave.
As reported previously, entire islands in the World Islands development have been traded for up to AED588 million, with luxury villas ranging from AED50 million to AED250 million, underscoring the resurgence of ultra-wealthy buyers in Dubai’s real estate scene after years of dormancy.
