Al Reem Island Experiences 38% Property Price Increase in Q2 2025

Al Reem Island has solidified its standing as Abu Dhabi’s top investment hotspot, with property prices surging by 38% in Q2 2025. This significant increase, analyzed by international developer MERED using Quanta transaction data, highlights the island’s robust appeal among investors and homeowners alike. As demand continues to rise, Al Reem Island proves to be an attractive residential destination in the rapidly evolving Abu Dhabi property market.

Rising Competitors in Abu Dhabi’s Real Estate Market

While Al Reem Island maintains its premier position, other areas are also witnessing impressive growth. Khalifa City enjoyed a notable 24% increase, while Jubail Island saw a remarkable 20% rise in property prices. These figures reflect the overall buoyancy of the capital’s real estate market, driven by enhanced urban development and a steady influx of residents seeking attractive investment opportunities.

A Closer Look at Rental Demand

The trend extends beyond property sales, as rental prices on Al Reem Island also rose significantly, climbing by 21% year-on-year in Q2 2025. This upward trajectory can be attributed to a blend of high-quality infrastructure, waterfront lifestyle options, Grade-A office spaces, diverse retail offerings, advanced healthcare facilities, and the expansive 1,000,000 square foot Reem Central Park. The variety of amenities reinforces Al Reem Island’s appeal, making it a sought-after location for both renters and buyers.

The Vision for Future Developments

Positioned strategically between Abu Dhabi’s main business district and the cultural treasures of Saadiyat Island, Al Reem Island promotes an integrated “live-work-play” lifestyle for its residents. Building on this momentum, MERED is advancing a design-forward waterfront project across two prime plots that span more than 23,400 square meters within the Abu Dhabi Global Market (ADGM). Created by award-winning architects, this ambitious initiative is set to redefine super-prime living in the UAE capital.

Project Director Artemiy Marinin from MERED remarked, “Al Reem Island has unequivocally established itself as Abu Dhabi’s premier residential destination. Average prices in waterfront projects have exceeded AED 1,800 ($490) per square foot, with new projects launched at even higher prices.” He added, “We’re proud to contribute to this dynamic market with our forthcoming project, offering direct sea views and architectural distinction crafted by Pritzker Prize-winning visionaries.”

The Impact of ADGM Expansion

The growth of Al Reem Island has been further invigorated by the expansion of the ADGM’s jurisdiction to the island in April 2023. This strategic move attracted over 1,100 new businesses, pushing total registrations past the 11,000 mark. The resulting influx of high-earning professionals has further established Al Reem Island as the residential hub of choice for those working within the ADGM.

In light of sustained price growth, rising rents, and a continuous influx of landmark developments, Al Reem Island is set to remain Abu Dhabi’s premier address for luxury living and long-term investment. Its status as the top investment hotspot underscores the island’s ongoing appeal in an increasingly competitive real estate market.
