The Dubai real estate sector is experiencing a remarkable surge as property sales break records, with over 50,000 transactions recorded in the second quarter of 2025, amounting to a staggering $72.8 billion. This unprecedented activity reflects a thriving market, driven by strong demand, increasing values, and a growing number of investments from both local and international buyers. As the city continues to attract high-net-worth individuals, its residential landscape is evolving, setting new benchmarks for the future.
According to analysis from Knight Frank, the residential property market in Dubai has reached unparalleled heights in the second quarter of 2025, with both transaction volumes and values hitting new records. Residential prices saw an impressive climb of 13.7% compared to the same period last year, with villas leading this growth at 16%. The insights are detailed in Knight Frank’s Dubai Residential Market Review Q2 2025.
Record-Breaking Sales in Dubai
During the second quarter of 2025, the emirate saw over 51,000 home sales, marking the highest quarterly figure ever recorded. Total sales for the first half of the year surpassed 94,000 transactions, positioning the market to exceed the 169,000 completed deals in 2024. The value of residential sales for the first six months reached AED 268 billion, representing a notable 41% increase compared to the same time frame in 2024.
The citywide residential price index rose by 3.4% in Q2 2025, bringing the average price to AED 1,809 per square foot. Current property values now stand 21.6% above the previous market peak recorded in 2014, indicating a robust recovery and sustained investor confidence.
Faisal Durrani, Partner – Head of Research, MENA, stated, “The sustained growth in prices – now approaching five consecutive years since the current cycle began in November 2020 – is a clear sign of a more stable and predictable market environment. This is precisely the kind of consistency that global investors seek.” Knight Frank forecasts remain optimistic for 2025, with an anticipated 8% growth in the mainstream market and 5% in the prime segment.
Growth Trends in the Villa Market
The villa segment is particularly noteworthy, as it represents only 20% of the planned housing supply through 2029. Demand continues to gravitate towards standalone family homes, indicating a potential widening gap between villa and apartment price performances. Villa values reached AED 2,172 per square foot, marking a 4% quarterly increase and a staggering 49.3% rise since 2014.
The prime residential sector achieved remarkable milestones too, with values across ten key communities rising by 16% in the past year. Currently, the average prime transacted price sits at AED 3,850 per square foot. This trend underscores the strong appetite for luxury properties, especially in premium locations like Palm Jumeirah and Dubai Hills Estate.
Investor Confidence Boosting New Developments
Off-plan sales dominated the market in Q2 2025, accounting for nearly 70% of total transactions. This growing trend showcases robust investor confidence and the allure of new developments throughout Dubai. Notably, the sales of homes priced above $10 million reached AED 9.5 billion in the second quarter, representing the highest quarterly figure on record. Interestingly, for the first time since Q2 2023, apartments outperformed villas in the $10 million-plus segment, with 80 apartment sales compared to 63 villa transactions.
Will McKintosh, Regional Partner – Head of Residential, MENA, observed, “The market is increasingly being shaped by genuine buyers rather than speculators, with resale activity within 12 months of purchase now at just 4–5%, compared to 25% in 2008. This shift towards end-user activity is a positive indicator of the market’s growing maturity and long-term sustainability.”
The ongoing growth trajectory positions 2025 to surpass the AED 367 billion in residential sales achieved in 2024, with sustained momentum across all market segments, reaffirming Dubai’s status as a leader in the global real estate landscape.
