Abu Dhabi Plans 11900 New Homes by 2025

Abu Dhabi‘s real estate market is poised for significant growth, with plans to add over 11,900 new homes by the end of 2025 to meet the increasing demand for housing. This surge comes against a backdrop of strong population growth and rising interest from investors, as highlighted by insights from real estate advisory firm Cavendish Maxwell. With a competitive housing landscape unfolding in the UAE, the introduction of thousands of new residential units aims to address the burgeoning needs of prospective buyers.

According to Cavendish Maxwell, the UAE capital delivered 600 new residential properties in the first quarter of this year, bringing the total to approximately 12,500 new homes expected to enter the market by the end of 2025. Furthermore, an additional 7,000 properties are planned for completion in 2026, underscoring a proactive approach to meet future housing requirements.

Robust Demand Drives Abu Dhabi Property Prices Upward

Cavendish Maxwell’s recent report reveals a thriving real estate sector, with sales values in Q1 2025 soaring to AED 3.7 billion across 1,300 transactions. The average sale price reached AED 2.5 million per property, marking the highest quarterly value since Q1 2022.

The market for apartments witnessed a price increase of 12.3% year-on-year and 4% quarter-on-quarter. Villas also saw appreciation, with a 12.5% rise compared to last year and a 2.4% increase from the previous quarter. The demand for ready properties continues to surge, comprising the majority of transactions with a total of 900 ready units sold for AED 2.3 billion.

Mortgage activity was equally noteworthy, with AED 1.7 billion disbursed through 800 loans. While year-on-year transactions for ready properties were up, a slight quarter-on-quarter decline could be attributed to seasonal patterns, particularly during the post-festive period and the observance of Ramadan and Eid.

Andrew Laver, Associate Director at Cavendish Maxwell, commented, “The UAE capital is seeing a notable shift towards the secondary residential market, with sustained demand for ready homes and fewer off-plan project launches compared to previous quarters. The average sales transaction reached a record AED 2.5 million in Q1, with encouraging signs of broader price appreciation – a trend we expect to continue in the months ahead. Robust bank activity and strong project delivery during the early part of the year underscore the resilience and dynamism of the Abu Dhabi real estate sector.”

The first quarter saw a total of 1,300 residential real estate transactions, with the majority – 900 – involving ready units, indicating a clear preference among buyers for properties that are available immediately. Conversely, off-plan properties accounted for only 400 deals, signaling a decrease in interest likely due to fewer project launches.

Shifts in Buyer Preferences and Increased Investor Confidence

The rise in apartment and villa prices, as previously mentioned, accompanies a strategic shift in buyer behavior. While apartments still dominate Abu Dhabi’s residential market, their share has decreased compared to the previous year, as more families seek the spaciousness offered by villas and townhouses, indicating a long-term vision of living space.

Factors such as government initiatives and developer efforts are stimulating real estate sales. These efforts include favorable payment plans, enhancements in infrastructure, and long-term residency options, all contributing to a thriving real estate environment. Additionally, the demand for villas and townhouses, which rose significantly due to family-oriented buyers, highlights a profound change in market dynamics, elevating these categories in terms of preference.

Notably, AED 1.7 billion in mortgages were secured in Q1, reflecting a substantial increase in transaction volumes for villas and townhouses, which jumped nearly 60% year-on-year. This reinforces the trend of robust demand among end-users. In contrast, the interest in mortgages for apartments has seen a decline, presenting a complex, evolving picture of the Abu Dhabi real estate landscape.
