The Dubai real estate market has experienced a remarkable surge in off-plan property sales, with transactions increasing by an astounding 47% year-on-year in April. This growth can be attributed to a robust influx of interest from both international investors and local buyers eager for new developments. The city’s dynamic property scene continues to attract attention, affirming its status as a prime destination for real estate investment.
Recent data from the Dubai Land Department (DLD) highlights that the total value of real estate transactions in April reached a notable AED46 billion. This figure marks an impressive 77% rise compared to the same month last year and reflects a 23% increase from March.
Dubai Off-Plan Surge
Much of this growth can be attributed to off-plan transactions, which saw a 47% increase in value and a 29% rise in volume year-on-year. These statistics underscore the sustained interest in properties still under development, with off-plan sales constituting 59% of all transactions in April.
“Whether you are an investor or a homeowner looking to diversify your portfolio, the off-plan market is where the real opportunity lies,” said Lewis Allsopp, CEO of Allsopp & Allsopp. The agency reported an astounding 99% increase in year-on-year sales transaction volume, significantly outperforming the broader market, while the sales transaction value soared by 143% compared to April 2024.
The secondary market is also demonstrating robust activity. The average property price jumped by 23% month-on-month, and the total transaction value surged by 41%. Year-on-year comparisons reveal that secondary sales soared by 111% in value and 68% in volume, with this segment accounting for 57% of the total transaction value in April, while off-plan properties contributed 43%.
Villas, Townhouses, and Market Trends
In terms of growth, villas and townhouses have taken the lead in price appreciation, with average values climbing by 34% month-on-month. Additionally, transaction volume in this segment more than doubled, showing a 110% year-on-year increase. Apartments have also performed well, exhibiting a 32% rise in average prices compared to last year.
“We are witnessing a clear trend towards homeownership in Dubai, with more individuals recognizing the city as a stable and attractive place to settle and invest long-term, not just in villas but also in apartments,” Allsopp noted. He added that many buyers are now bypassing the renting phase altogether, choosing to invest directly in properties that offer distinctive quality and allure.
However, rental transactions have not fared as well, with the DLD reporting a 24% decrease in rental volume in April, while Allsopp & Allsopp also recorded a 9% drop. This shift in preference indicates a growing inclination toward property ownership among residents.
As interest in the market persists, developers are stepping up their game to stay competitive. “Developers are raising the bar and becoming increasingly competitive, offering world-class amenities and community-focused living spaces that are attracting strong buyer interest and fostering long-term loyalty,” Allsopp explained.
