Dubai Real Estate Surges to $89 Billion Amid 39% Deal Growth

The Dubai real estate market is experiencing a remarkable surge, with transactions surpassing AED 326 billion (approximately $89 billion) in the first half of 2025, demonstrating a significant 39 percent increase from the previous year. This impressive growth highlights the city’s robust economic environment and the rising confidence of investors in Dubai’s long-term prospects. As the emirate continues to attract both domestic and international interest, the real estate sector stands at the forefront of this dynamic investment landscape.

Record Transactions and Investor Confidence

According to data from the Dubai Land Department, over 118,000 property transactions were executed by approximately 94,700 investors during the first half of 2025. This surge in activity underscores the broad confidence in the emirate’s economic outlook and the attractiveness of its property market.

Commenting on these impressive figures, Arabian Gulf Properties (AGP) Chairman Badar Rashid AlBlooshi remarked that “innovation, sustainability, and smart urban planning are shaping a new era of durable growth for Dubai’s real estate sector.” This statement reflects a shift towards more sustainable practices and long-term growth strategies within the market.

Strategic Growth and Development Plans

Badar Rashid AlBlooshi also pointed out, “The city has evolved beyond short-term cycles; what we’re witnessing today is the institutionalization of Dubai’s real estate market.” This sentiment emphasizes the establishment of a more stable investment environment, bolstered by strong governance and a thriving population of over 3.8 million people.

In particular, during the first quarter of 2025, sales transactions reached approximately AED 114 billion ($31.1 billion), reflecting a 23 percent annual growth. Notably, the luxury segment remains vibrant, with over 1,300 properties priced above AED 10 million ($2.7 million) sold in the same period, marking a 31 percent increase year-on-year.

Long-Term Drivers of Investment

Dubai’s real estate growth trajectory continues to be supported by strong fundamentals, such as a favorable investor environment characterized by transparent regulations and the absence of property taxes. AlBlooshi noted that factors like population growth, substantial tourism inflows, and ongoing infrastructure developments are pivotal in sustaining this upward trend.

Looking ahead, market forecasts indicate that around 73,000 new residential units are anticipated to be delivered across Dubai in 2025. These developments signify a maturing market that balances supply with enduring demand.

As Dubai real estate reaches $89 billion in H1, it becomes increasingly clear that the emirate is positioning itself not only as a strong contender on the global investment stage but also as a responsible and innovative market leader. The continued confidence from investors, coupled with strategic planning, suggests that Dubai’s property sector will thrive well into the future.
