Investcorp Capital has made significant strides in the real estate sector by purchasing a diverse US industrial real estate portfolio valued at approximately $400 million. This strategic acquisition underscores Investcorp Capital’s commitment to enhancing its holdings in a market where demand for logistics and light industrial spaces is steadily growing. By investing in this portfolio, the firm not only diversifies its assets but also positions itself favorably in an evolving landscape.
The Abu Dhabi-listed company announced that the acquisition, orchestrated by Investcorp, encompasses 35 buildings spanning 2.6 million square feet across seven key coastal markets in the United States. This move is pivotal in strengthening Investcorp Capital’s foothold in the lucrative industrial real estate market.
The newly acquired assets are strategically located in major urban areas, including Philadelphia, northern New Jersey, Long Island, Sacramento, Tampa, South Florida, and northern Atlanta. Impressively, the portfolio boasts a 97 percent occupancy rate and was acquired at what the company termed “attractive pricing.” This high occupancy level reflects the robust demand in these regions, further affirming the value of the investment.
Investcorp Capital Expands Its Industrial Footprint
According to Investcorp Capital, the assets are set to benefit from limited new supply and sustained demand in the selected markets, which are anticipated to foster rental growth and improve yield performance. With the market dynamics favoring industrial spaces, the company is optimistic about its new portfolio.
The most substantial component of this deal is the logistics portfolio in Sacramento, which consists of 13 buildings with a combined area of about 1.3 million square feet. Additionally, the firm has secured industrial properties in north Atlanta with a total of 814,000 square feet spread across 12 buildings. The portfolio also includes approximately 115,000 square feet in three buildings in South Florida, as well as smaller assets in Philadelphia, northern New Jersey, and Long Island.
Sana Khater, chief executive of Investcorp Capital, emphasized that this acquisition aligns with the company’s objective of establishing a well-rounded portfolio of high-quality alternative assets. “Through acquisitions like this US industrial portfolio, along with other investments, ICAP continues to be well positioned to generate long-term value for our shareholders,” she stated. Khater added that this transaction showcases Investcorp’s proficiency in sourcing and executing deals that reflect “market tailwinds and investor expectations.”
Yusef Al Yusef, a board member who oversees global distribution for Investcorp, commented on the resilience of the US industrial market. “The US industrial sector continues to demonstrate exceptional resilience and long-term potential. This portfolio reflects our conviction in high-quality, supply-constrained coastal markets and aligns with our strategy of investing in durable, income-generating assets,” he explained.
Founded by Investcorp and listed on the Abu Dhabi Securities Exchange under the symbol ICAP, Investcorp Capital is unique as the only ADX-traded entity providing access to a broadly diversified range of alternative investments. Over the previous year, the firm has exited various holdings, including RESA Power in the United States and Citykart in India, while simultaneously allocating capital into private equity, real estate, and credit opportunities.
The company states that these activities highlight its capability to identify and unlock value across diverse markets for its shareholders as it steadily expands its international portfolio. With the acquisition of the $400 million US industrial real estate portfolio, Investcorp Capital is poised to leverage growth opportunities in the dynamic industrial sector.
