Aldar is making significant strides in the phased delivery of its next-generation logistics center at Dubai’s National Industries Park. This ambitious project aims to redefine logistics capabilities in the region by providing state-of-the-art facilities designed for modern supply chain needs. In partnership with DP World and delivered by Group AMANA, the Aldar Logistics Centres promise to reshape logistics operations in Dubai and enhance the efficiency of businesses in the area.
Project Overview
The Aldar Logistics Centres span nearly 150,000 square meters and comprise three state-of-the-art buildings suitable for single or multiple tenants. This development is being executed in two phases, with the first phase covering over 67,000 square meters anticipated to be ready for occupancy in the second quarter of 2026. The entire project is expected to reach fruition by the first quarter of 2027, establishing a significant presence in the logistics sector within Dubai’s National Industries Park.
Design and Features
This next-generation logistics center is expertly crafted to cater to the needs of third-party logistics (3PL), e-commerce, and retail sectors by integrating automation and advanced storage systems. It features impressive specifications, including a 15-meter eaves height and FM1 floor flatness, with unit sizes ranging from 5,000 to 60,000 square meters. This flexibility and scalability aim to meet diverse tenant requirements efficiently.
Operational Efficiency
Designed with operational prowess in mind, the facility boasts independent access points and a one-way circulation system, both of which enhance site efficiency and significantly streamline logistics operations. These features ensure that businesses can expect smooth workflows as they utilize the advanced capabilities of the Aldar Logistics Centres.
Partnership and Community Impact
At a recent ceremony celebrating the second phase launch, key executives from Aldar, DP World, and National Industries Park expressed their commitment to this project. “Strategically located within Dubai’s National Industries Park, this integrated hub uniquely combines prime connectivity, sustainable design, and operational flexibility,” stated Jassem Saleh Busaibe, CEO of Aldar Investment. He emphasized that the project aims to meet the soaring demand for high-quality and sustainable industrial infrastructure in the UAE.
Abdulla Al Hashmi, COO of Parks & Zones at DP World GCC, remarked, “With demand for industrial and logistics space in Dubai up around 225 percent last year, developments like this give companies the infrastructure to establish and scale with confidence.” Together with Aldar, these initiatives are essential in reinforcing Dubai’s position as a regional hub not only for logistics but also for advanced manufacturing and trade.
The Aldar Logistics Centres are designed with sustainability in mind and aim to achieve LEED Gold certification. The project features solar-ready rooftops, energy-efficient cooling and lighting systems, and eco-friendly flooring materials. Recently, it was honored as the “Industrial Logistics Project of the Year” at the Logistics & Transport Awards 2025.
Located within DP World’s expansive 21 sq km National Industries Park, the logistics center benefits from direct connections to Jebel Ali Port, Al Maktoum International Airport, and key highways E11 and E311. This positioning further enhances its role as a crucial gateway for both regional and global trade, thereby reinforcing the significance of Aldar’s next-generation logistics center at Dubai’s National Industries Park.
