The Strategic Advantage of Investing in Dubai Real Estate Now

Dubai‘s property market is currently experiencing an impressive surge, making it a potentially wise time for investment. With property values rising over 15 percent year-on-year and villas witnessing an extraordinary 41 percent increase, investors are being drawn in by favorable conditions. This article explores why now could be the smartest time to buy in Dubai, highlighting insights from real estate professionals and key factors influencing this remarkable growth in the city’s property landscape.

‘Now is a great opportunity to invest’

“Yes, now is a great opportunity to invest in Dubai real estate,” stated Lewis Allsopp, Chairman of Allsopp & Allsopp. “The track record speaks for itself, with those who’ve invested previously experiencing consistent growth and strong returns. With industry professionals actively investing and the UAE’s economy thriving across various sectors, Dubai continues to offer attractive opportunities for long-term ROI. Dubai is a standout choice for investors seeking robust returns in a dynamic global market,” he added.

Experts like Christopher Cina, Director of Sales at Betterhomes, confirm that Dubai’s property market remains a magnet for worldwide investors, attracted by the potential for lucrative tax-free income, strategic positioning as a global hub, and superior infrastructure. “Recent US tariffs have introduced global economic uncertainty, prompting investors to seek stable markets like Dubai. Additionally, the weakening of the US dollar, to which the UAE dirham is pegged, has made Dubai properties more affordable for foreign investors, particularly from Europe, India, and Russia,” he explained. There are myriad signals and indicators to consider when determining if it is indeed the right time to invest.

“No one unfortunately has a ‘crystal ball’, however, there is a wealth of data available nowadays. Investors should monitor key metrics such as overall economic outlook, currency strength, supply and population growth figures, and overall trends in the prices in Dubai as a whole and the specific areas they are considering,” he added.

Additionally, Allsopp noted that property prices have exhibited “significant movement” in 2024, with steady growth without any signs of slowdown.

“Our data shows a significant 41 percent jump in the average price of villas and townhouses, driven by high demand alongside insufficient supply. As long as this shortage persists, prices for these types of homes will likely remain competitive,” he said.

So, which Dubai areas should investors buy or rent property in right now?

“Currently, savvy investors are focusing on areas with robust infrastructure already established, those with exciting upcoming developments, and locations that consistently see high rental demand,” Allsopp explained. These strategic factors serve as crucial indicators for long-term property value and substantial capital appreciation potential.

Looking ahead, Allsopp advised investors to keep an eye on off-plan villa community projects and available villas. “The current lack of supply in the villas and townhouse market creates a competitive pricing atmosphere and presents a solid opportunity for long-term capital appreciation in these property types. This imbalance favors villa investments as especially promising for future growth in Dubai,” he said.

Cina from Betterhomes elaborated that multiple attractive investment zones exist throughout Dubai, with the choice to purchase or rent ultimately depending on individual investor circumstances and goals. With mortgage payments often lower than rental costs for similar properties, buying becomes financially advantageous, particularly for those who plan to stay in Dubai for the medium to long term, he added.

“Palm Jebel Ali has certainly attracted a lot of interest lately, with Nakheel and major infrastructure developments taking place there. New projects like Ghaf Woods by Majid al Futtaim, along with Emaar launches such as Oasis and Emaar South, are also generating considerable attention,” Cina noted.

International demand surges as experts share tips for first-time buyers

British buyers dominated the market in Q1, largely motivated by lifestyle considerations and favorable currency exchange rates, according to Allsopp. Indian investors also maintained a notable presence, seeking properties that serve dual purposes as personal residences and income-generating rental assets.

“Interestingly, we’re also witnessing heightened interest from Canadian, Lebanese, and French investors, who are drawn to Dubai’s stability and attractive investment incentives,” he added.

For first-time buyers, Cina offers some valuable tips: “Find a great, reliable, well-established agency, comprehend your budget along with all related costs, and get pre-approved if buying with a mortgage, as great properties don’t stay on the market for long. Understand your ‘non-negotiables’ and recognize areas where you may need to compromise, as some trade-offs are often necessary,” he emphasized.

Cina also pointed out common pitfalls, such as neglecting to consult mortgage brokers early in the process and failing to analyze financial implications before property viewings. “I would say taking too much time to decide when that perfect property does come along is a common issue, particularly for first-time buyers or clients new to the market, as Q1 2025 has been the highest transacting quarter in history,” he added.

Additionally, Allsopp encouraged investors to “take time” to research different neighborhoods, scrutinize developer track records, and identify property types that best align with both their financial constraints and expected returns. “Importantly, ensure you have a clear grasp of payment plans, ongoing service charges, and potential rental yields. Doing your homework and receiving the right guidance will set you up for success,” he concluded.
