Abu Dhabi Experiences Robust 17.3% Increase in Home Prices

The Abu Dhabi real estate market is experiencing a remarkable surge, with residential prices climbing by 17.3% as global investors show increasing interest. This trend reflects a robust demand for residential properties, driven by a flourishing lifestyle and evolving business opportunities in the emirate. As investment in the region ramps up, both local and international buyers are keen to capitalize on this thriving market.

Abu Dhabi’s residential property sector continued its impressive growth in Q2 2025, witnessing an average price increase of 6.4% quarter-on-quarter, reaching AED 1,230 per sq ft ($335), according to Knight Frank’s latest Abu Dhabi Residential Market Review. This brings the total annual price growth in the emirate to an impressive 17.3%, marking a significant 31.3% increase since Q1 2020.

Quarterly Growth Trends

Apartments have been the standout performers in the recent surge, with prices climbing 6.8% to AED 1,296 per sq ft ($353), illustrating a 17.3% year-on-year increase. Notable locations driving this growth include Al Raha Beach and Al Saadiyat Island, which saw apartment prices rise by 11% and 10% respectively since H1 2024, benefiting from their prime beachfront locations and proximity to popular leisure attractions.

Meanwhile, villas continue to outperform in the long term, posting a 3.4% increase quarter-on-quarter to AED 1,103 per sq ft ($300), with a remarkable 42.3% price rise since Q1 2020. Specifically, villas on Al Saadiyat Island recorded a 28% year-on-year growth, closely followed by Yas Island with a 22% increase. This increase is primarily fueled by limited new villa developments, which keeps demand high against a backdrop of competitive pricing compared to Dubai.

Market Dynamics and Future Projections

In H1 2025, residential transactions totaled AED 9 billion ($2.45 billion), reflecting a 36% decline from the same period in 2024. This dip can be attributed to supply constraints, even with the completion of 890 new units. However, the future looks promising, with more than 33,000 homes currently under construction, expected to be completed by 2029. Apartments are projected to make up 62% of this future supply.

Yas Island stands out as the leader in new developments, hosting over 8,000 units, while Al Shamkha is preparing for around 3,000 units. Additional branded residences by Aldar at Mandarin Oriental and Nobu are set to enhance Saadiyat Island’s residential appeal.

Growing Global Interest

According to Knight Frank, there is a burgeoning interest from international buyers attracted to Abu Dhabi’s lifestyle offerings and business ecosystem. Private capital targeting the Abu Dhabi residential market is estimated at $1.6 billion, positioning it as the second most desirable destination in the UAE after Dubai.

Demand from global high-net-worth individuals (HNWIs) is on the rise, with 19% planning to purchase property in Abu Dhabi in 2025—a notable increase from 14% the previous year. This enthusiasm is particularly strong among those with wealth between $30 million and $50 million, where 75% express intent to buy, and among those with over $50 million, 65% share similar plans.

Shehzad Jamal, Partner – Strategy and Consulting, MENA, noted, “Some 63% of global high-net-worth individuals interested in buying in Abu Dhabi are doing so for personal reasons; they intend to use the property as their main residence, holiday home, or for retirement.” He further explained, “The remaining 37% are investment-driven. For buyers who may have been priced out of Dubai or seek to diversify their UAE portfolios, Abu Dhabi is increasingly attractive, with average residential prices growing by around 17% year-on-year.”

With average residential prices about 30% lower than those in Dubai, Abu Dhabi’s market presents an enticing opportunity for both investors and homebuyers as demand continues to thrive amid a backdrop of limited supply.
