Ras Al Khaimah: A Growing Hub for Real Estate Investment
Global real estate investment turnover is forecast to grow 27 percent to $952 billion in 2025, surpassing $1 trillion by 2026, according to Savills. The UAE is already benefiting from this trend, with $45.6 billion in foreign direct investment (FDI) in 2024, reflecting a remarkable increase of 48.7 percent year-on-year. Notably, real estate constitutes almost 7.8 percent of greenfield project values.
In an impressive showing, Dubai recorded AED326 billion ($89 billion) in transactions during the first half of 2025, marking a 39 percent year-on-year increase. This surge has attracted new investors at a rate of 22 percent, highlighting the robust growth in the local market. Residential and prime-segment sales are experiencing remarkable acceleration, with rental yields remaining among the highest globally.
International Buyers Fuel Demand
Between 2014 and 2024, international property transactions in the UAE increased by 106 percent, underscoring the country’s rising global appeal. Currently, international buyers account for 66 percent of all UAE property transactions, reflecting strong overseas demand. Since the announcement of Wynn Al Marjan Island in 2022—the region’s first integrated resort—international purchases in Ras Al Khaimah have grown at a compound annual rate of 9.2 percent through 2025.
Interest has expanded beyond Al Marjan Island to other areas such as Al Hamra Village, Mina, and central RAK. Specifically, on Al Marjan Island, international investors represent 68 percent of total investment volumes, compared to 32 percent from UAE-based buyers, demonstrating the emirate’s compelling global attraction.
A Future-Ready Investment Landscape
Supported by Marjan, Al Hamra, RAK Hospitality Holding, and RAK Properties, the debut IREIS will position Ras Al Khaimah as a hub for cross-border capital flows and luxury-driven real estate.
