The Dubai property market has shown remarkable resilience, achieving a total value of $13.8 billion in August 2025 amidst a notable surge in off-plan sales. As the market flourishes, recent data highlights a significant uptick in both transaction volumes and values, showcasing the ongoing appeal of Dubai’s real estate landscape. Driven by investor confidence and an influx of new developments, the Dubai property market hits $13.8 billion this month, underlining its vibrant dynamics and strength.
According to a report from Property Finder, August 2025 witnessed 18,564 real estate transactions accumulating to AED 50.7 billion ($13.8 billion). This reflects a 15 percent rise in transaction volume and a 7 percent increase in value compared to August 2024.
The driving force behind this growth is the robust demand for off-plan properties, which has seen transaction volumes surge by 25 percent year-on-year, with values increasing by 11 percent.
Market Segmentation and Performance
Particularly noteworthy was the performance of secondary off-plan purchases, which totaled AED 4.1 billion ($1.1 billion) across 1,978 transactions—an impressive 59 percent increase in volume and a staggering 69 percent jump in value from the same month last year.
The primary market dominated August’s real estate activity, accounting for 12,106 deals, marking a 20 percent growth year-on-year. Off-plan projects were particularly prevalent, representing 91 percent of total primary transactions.
Business Bay emerged as a standout area, contributing 11 percent of the overall volume and 12 percent of the total value, with growth rates recorded at 377 percent and 290 percent, respectively. Similarly, Dubai Investment Park played a key role, contributing 9 percent to both the overall value and volume.
Secondary Sales and Emerging Communities
The secondary sales market also demonstrated strength, generating AED 22.6 billion ($6.1 billion) through 6,458 transactions. This marked a 15 percent increase in value and a 7 percent rise in volume year-on-year.
A notable rise in sales from emerging communities contributed significantly to this growth. Wadi Al Safa 4, for instance, achieved AED 786 million ($214 million) in sales, a dramatic leap from just AED 26 million ($7 million) in August 2024. Al Barsha South Fourth reported a 154 percent increase in value and a 142 percent rise in transaction volume, further indicating the trend of local demand.
Trends in Buyer Preferences
As the market evolves, apartments remain the favored choice among buyers and renters, accounting for nearly 80 percent of rental queries and 59 percent of buyer interest. Smaller units, particularly studios and one-bedroom apartments, continue to capture significant attention: studios represent 22 percent of rental searches but only 16 percent of buyer demand, while one-bedroom units account for 36 percent of buyer queries and 40 percent of rental interest.
This trend suggests that many tenants are gravitating towards homeownership in order to mitigate increasing rents and secure long-term investments.
Cherif Sleiman, Chief Revenue Officer at Property Finder, noted, “August’s figures offer a clear picture of Dubai’s real estate market strength, driven by an off-plan surge and bolstered by consistently healthy secondary activity.” He remarked, “What’s remarkable this month is how neighborhoods like Business Bay and Wadi Al Safa 4 are outperforming the broader trend, demonstrating that both investor confidence and demand for emerging communities remain elevated.”
Sleiman also pointed to broader market signals, including Emaar’s 33 percent rise in H1 profits, which reflects the strong demand within high-end segments and affirms Dubai’s proactive approach to growth. “These moves affirm Dubai’s proactive market stewardship and its appeal to both end users and investors,” he concluded.
