Dubai‘s prime real estate market has once again distinguished itself on the global stage, showcasing remarkable resilience and growth. According to Savills’ latest World Cities Prime Residential Index for the first half of 2025, Dubai’s prime real estate has outpaced global markets, achieving over 5% growth. This trend is fueled by a surge in immigration, sustained investor confidence, and a restricted supply of luxury properties, further solidifying the emirate’s appeal to international buyers.
Resilient Growth in Dubai’s Prime Market
In the first half of 2025, Dubai recorded an impressive capital value increase of more than 5% for prime residential properties. This growth can be attributed to the increasing flows of immigration into the emirate, consistent investor confidence, and a limited supply in the luxury property segment. Despite a competitive global environment, Dubai’s prime real estate stands out as one of the most lucrative markets worldwide.
Looking forward, Savills anticipates that prime property values in Dubai will continue to climb, projecting an additional increase of between 4% and 5.9% for the latter half of the year. This forecast highlights the emirate’s ongoing attractiveness to global investors seeking reliable and lucrative real estate opportunities.
Stability in Rental Values
In addition to capital growth, prime rental values in Dubai have shown strong resilience, rising by 2.9% in the past six months and an impressive 13.3% over the year up to June 2025. Although the pace of growth has tapered off since the robust year of 2024, renewal rates for leases remain notably high.
The city continues to draw high-net-worth individuals and international buyers looking for long-term residence options, reinforcing the strength of Dubai’s prime real estate. Andrew Cummings, Head of Residential Agency at Savills Middle East, remarked, “Despite wider macroeconomic uncertainty, Dubai’s prime residential market continues to demonstrate stability bolstered by strong fundamentals.” He further emphasized the city’s global connectivity, investor-friendly policies, and ongoing infrastructure development as key factors underpinning its status among the world’s leading real estate markets.
Comparative Global Performance
When compared globally, Dubai’s prime real estate has outperformed many other markets in terms of both capital value and rental growth. Among the 30 cities monitored by Savills, capital values in the prime segment across these markets experienced only a 0.7% growth in H1 2025, with prime rental values climbing by a mere 2%. In contrast, Tokyo witnessed an 8.8% increase in capital values, driven by strong demand alongside constrained supply. Berlin and Seoul also made notable gains, each recording growth above 5%, similar to that of Dubai.
The report further addressed mortgage trends within key markets, noting that in the UAE, buyers can typically access loan terms ranging from 15 to 30 years, available in both fixed and variable options. Minimum deposit requirements stand at 15% for nationals and 20% for expatriates, establishing a mature financing environment that supports both local and international investors in the prime residential sector.
Future Outlook for Dubai’s Real Estate Market
As we approach the latter half of 2025, Savills predicts average capital value growth of approximately 1.5% and rental growth of around 1% across the studied global cities. Nevertheless, Dubai is expected to remain among the top performers, particularly in terms of capital value appreciation. The consistency of the emirate’s growth in the prime real estate sector invites continued interest from international investors and solidifies Dubai’s position as a premier destination for luxury real estate.
