UAE Real Estate Surge Fueled by Falling Mortgage Rates

The current landscape in the UAE real estate market is experiencing a significant shift, largely fueled by favorable lending conditions from banks. As UAE banks drive a surge in real estate demand with lower mortgage rates and extended financing facilities, potential homebuyers are seizing this opportunity to invest in residential properties. With attractive mortgage options and strategic payment plans, the market is becoming increasingly accessible, leading to a surge in demand, particularly from international investors.

Competitive Mortgage Rates Driving Demand

Several banks have recently begun offering mortgage rates below 4%, compared to the three-month Emirates Interbank Offered Rate (EIBOR), which hovers around 4.2% to 4.3%. This effectively reduces the cost of borrowing for prospective homeowners, making real estate in Dubai more appealing. Moreover, the recent strengthening of currencies such as the British pound and euro against the dirham, prompted by the weakening US dollar, is enabling international buyers to find increased affordability in Dubai’s property market.

UAE banks are enhancing accessibility to real estate by introducing flexible financing options. Popular payment structures like 70-30 and 80-20 plans, which allow buyers to pay a smaller percentage upfront, are becoming commonplace. Additionally, banks have removed the AED 1 million or 50% upfront payment requirement for those seeking property-linked golden visas, further stimulating interest among foreign nationals.

Sawan Karia, Director of the Broker Channel at Huspy, emphasized the macroeconomic shifts that contribute to this trend. “The macroeconomic shifts underway globally, triggered by rising tariff and tax rates and a weakening US dollar in 2025, are driving increased interest in the UAE real estate market, particularly from foreign nationals,” he noted. This growing interest comes from a diverse array of buyers, including salaried professionals and non-resident investors, encouraged by competitive lending rates and an appealing standard of living.

UAE Banks as Catalysts in the Real Estate Market

Recent data indicates that the overwhelming demand spurred by lower mortgage rates is evident in the narrowing disparity between overall market volume and mortgage activity. Banks are increasingly willing to finalize payments for off-plan properties that follow front-loaded developer payment schedules. According to Sankey Prasad, CMD of Colliers Middle East and India, mortgage volumes in Dubai surged 24% year-on-year in the first quarter of 2025, illustrating that banks are acting as crucial facilitators of this demand surge.

The UAE’s mortgage market accounted for $62 billion of the $240 billion in total real estate transactions last year, experts said.

Prasad further stated that this dynamic will continue to support and stabilize demand for residential units across various neighborhoods in Dubai. “UAE banks are playing a pivotal role in fueling property market momentum by offering mortgage rates that undercut the central bank’s benchmark rate,” he added. This strategic move is designed to attract investors amid a persistent high-interest-rate environment.

Moreover, with currencies like the British pound and euro gaining roughly 4% and 3% against the dirham, respectively, since the start of the year, this surge in affordability is complemented by flexible financing options, intensifying global interest in prime residential properties.

Technological Innovations Enhancing Mortgage Accessibility

Alongside lowering mortgage rates, advancements in technology are also transforming the mortgage landscape in Dubai. Initiatives led by AI technology are making the process of securing financing more efficient, thus attracting a new wave of investors. Huspy recently launched an AI-powered mortgage chatbot on WhatsApp, significantly decreasing the time required to process home loans—from weeks to just a day.

As banks continue to refine their services, the emerging trend reflects a growing expectation among borrowers for a seamless digital experience. Customers now desire quicker approvals and streamlined communication, driving banks to modernize their systems. While the shift toward digitization is underway, industry experts suggest that platforms offering both speed and simplicity are currently gaining traction and client trust.

Mo Ghahroudi, VP of AI at Huspy, emphasized the immediate benefits of their AI system: “Huspy AI addresses this gap by offering real-time responses based on the most up-to-date bank offers, around the clock.” This innovation positions banks to meet the market’s demand for efficiency, thereby enhancing their service delivery.

In this evolving real estate landscape, UAE banks are not just playing a supporting role; they are central to the surge in demand for residential properties through lower mortgage rates and innovative financing solutions. This strategic approach is setting the stage for a more accessible and vibrant real estate market. As international investors continue to take notice, the momentum in the UAE real estate sector appears poised for sustained growth.
