Dubaï’s Commercial Property Sales Hit 25 Billion Dirhams

The commercial real estate sector in Dubai has reached remarkable heights in the first nine months of 2026, achieving an unprecedented sales figure of 25.1 billion dirhams. This represents a staggering growth of 124.1% compared to the same period last year, where sales amounted to approximately 11.2 billion dirhams. This surge signals a robust momentum in the commercial market, aligning with the continuous expansion of economic activity within the emirate.

Strong Demand for Quality Commercial Spaces

According to the Dubai Land Department, the sales of offices and retail spaces over the first nine months of 2026 have already surpassed the total sales for the entire year of 2025, which stood at around 18.1 billion dirhams, by 38.6%. This suggests an accelerating demand for commercial assets, pushing the market to set new records three months ahead of the year’s conclusion.

Dubai’s Economic Growth Drives Real Estate Expansion

The growth in sales is attributed to the expansion of both local and international companies in Dubai, alongside a constant influx of business and investments into the emirate. This dynamic has significantly increased the demand for high-quality commercial spaces, particularly in prime locations. The Business Bay area, known for its appeal, has captured a substantial portion of this demand, indicating that there is still strong performance in the office real estate market as businesses seek spaces that meet their modern requirements.

Resilience Amid Regional Uncertainty

The remarkable increase in commercial real estate sales also takes on added significance in light of the geopolitical climate in the region. Despite regional uncertainties, the demand for commercial properties in Dubai has maintained its momentum, reflecting ongoing confidence among companies and investors in the emirate’s economic environment.

Sales Breakdown and Market Dynamics

During the first nine months of 2026, commercial real estate transactions in Dubai concluded with 4,901 deals, highlighting a 124.1% increase compared to 4,037 deals during the same period last year. Sales of commercial properties were distributed as follows: 20.1 billion dirhams for offices across 3,695 transactions and 4.9 billion dirhams for retail outlets through 1,206 deals. Notably, office sales under construction made up the largest share of the total office sales, contributing 16.1 billion dirhams across 2,363 transactions, while completed office sales reached 4 billion dirhams through 1,332 deals.

The Business Bay area led the market with a notable 40% share of total office sales, generating 10 billion dirhams through 1,100 transactions. This was followed by the Second Trade Centre and Tecom SITE A, achieving significant sales figures of 1.7 billion dirhams from 78 deals and 1.5 billion dirhams from 537 deals, respectively. Notably, the Jumeirah Lakes Towers and Dubai Maritime City areas also contributed to the sales momentum.

A Diverse Range of High-Value Transactions

The demand for high-end residential properties is matched by an interest in premium office spaces, with major firms eager to secure deals in Dubai’s prime commercial districts. Throughout 2026, the market recorded 277 high-value transactions exceeding 20 million dirhams, including a notable sale of a retail unit in Motor City for 72 million dirhams and a sale of an off-plan office unit in Business Bay for 70 million dirhams.

With the ongoing expansion of the commercial real estate sector, Dubai’s market is poised for further growth, driven by increasing demand for premium spaces and a resilient business environment.
