Dubai Residential REIT Achieves Remarkable 98 Percent Occupancy Rate

Dubai Residential REIT has announced a noteworthy achievement, reporting an impressive 98 percent occupancy rate alongside a portfolio value of $6.3 billion. This Shariah-compliant, income-generating real estate investment trust continues to solidify its position as a leading player in Dubai’s residential market, showcasing robust operational performance for the nine-month period ending September 30, 2025.

Managed by DHAM REIT Management, Dubai Residential REIT has demonstrated consistent operational strength underpinned by high occupancy rates, effective asset management, and growing rental income across its residential properties. The latest figures reveal a 10 percent year-on-year revenue growth, bolstered by solid rental rate increases and an active leasing strategy across its diverse residential communities.

As of September 30, 2025, the Gross Asset Value (GAV) of Dubai Residential REIT stands at approximately AED 23 billion (around $6.26 billion), reaffirming its vast and diversified residential leasing portfolio in the thriving Dubai market. The REIT achieved an average occupancy rate of 98 percent, marking a 2 percent year-on-year uptick that highlights significant tenant demand and effective management practices.

The retention rate across the portfolio remained robust at 97 percent during the third quarter of 2025, consistent with previous quarters, signaling high tenant satisfaction and successful lease renewals. The net Finance-to-Value (FTV) ratio stood at a healthy 4 percent, reflecting disciplined financial oversight and prudent leverage management.

Ahmed Al Suwaidi, Managing Director of DHAM REIT Management, stated: “Our nine-month operational update reaffirms Dubai Residential REIT’s position as one of the largest residential portfolios in Dubai and underscores the depth and quality of demand across our portfolio. With our average occupancy rate at 98 percent and a stable retention rate of 97 percent throughout the year, we continue to deliver strong operational execution of our strategy. This performance is underpinned by Dubai’s solid rental fundamentals, driven by ongoing population inflows, long-term residency initiatives, and the city’s status as a global destination for living and investment.”

In the context of Dubai’s real estate landscape, the macroeconomic conditions, population growth, and structural reforms have created a robust environment for investment and growth, benefiting Dubai Residential REIT and similar entities.

Future Income

With Dubai’s population surpassing 4 million in 2025, the introduction of long-term visas and expanded freehold ownership aligns with the ambitions set out in the Dubai 2040 Urban Master Plan, further enhancing its appeal as a global investment destination. Looking ahead, Dubai Residential REIT is strategically focused on its long-term growth plan, which emphasizes high-quality, income-generating residential assets, managed leverage, and disciplined capital allocation.

The REIT plans to incorporate approximately 276 new units into its portfolio, with projects such as Jebel Ali Village and Garden View Villas expected to add between AED 70 million ($19 million) and AED 80 million ($21.75 million) in revenue once they reach stabilization.

REIT of Return

In terms of dividends, Dubai Residential REIT adheres to a semi-annual distribution policy, offering payments in April and September each year, in line with its Initial Public Offering commitments. In September 2025, the REIT successfully distributed an interim cash dividend of AED 550 million ($149.5 million) for the first half of 2025.

As indicated, the first two dividend payments for the financial year ending December 31, 2025, will be the higher of:

  • AED 1.1 billion ($299 million)
  • 80 percent of profit before changes in the fair value of investment property for FY25

For the fiscal year 2026 and beyond, Dubai Residential REIT intends to maintain a distribution of at least 80 percent of profit before changes in the fair value of investment property for each accounting period, pending Board approval.
