The Dubai real estate market is witnessing a remarkable surge in sales of branded residences, with an impressive 43% increase projected for 2024, generating a substantial $16.3 billion. This growth reflects a broader trend in luxury property investment, where buyers are increasingly seeking lifestyle-oriented options that offer brand recognition along with high value. As Dubai continues to solidify its status as a leading destination for high-net-worth individuals, the branded residences segment is becoming a focal point of real estate activity in the emirate.
The emirate experienced a 43% increase in branded residence sales compared to the previous year, with the sector now representing 8.5% of Dubai’s total real estate transaction value, new research from Betterhomes revealed.
The market demonstrates buyers’ willingness to pay premiums of 40% to 60% per square foot for branded properties over non-branded counterparts in the same locations.
Dubai Leads Global Branded Residences Market with 160% Growth
“High-net-worth buyers are no longer just looking for property. They’re investing in lifestyle, brand value, and long-term growth. Dubai offers all three, and that’s why it’s outperforming legacy markets like London and Miami,” stated Christopher Cina, Director of Sales at Betterhomes.
The city’s regulatory framework facilitates 100% foreign ownership, a zero income tax policy, and long-term Golden Visas for investors, creating a conducive environment that attracts high-net-worth individuals from around the world. With 140 branded real estate projects set for completion by 2031, Dubai is positioning itself ahead of its global competitors, including cities like Miami, New York, and Phuket, in terms of both completed developments and upcoming projects.
The sector has evolved beyond traditional hospitality brands such as Four Seasons and Ritz-Carlton to include automotive luxury brands like Mercedes-Benz and Bentley, fashion houses including Armani and Missoni, as well as entertainment brands such as Cipriani.
Developers have formed strategic partnerships with these global entities. For instance, Binghatti has teamed up with Bugatti for Bugatti Residences, while Arada collaborates with Armani for Armani Beach Residences, and Select Group works alongside Six Senses for Six Senses Residences. Master developers including Emaar, Meraas, and Nakheel have created brand-centric enclaves that help shape Dubai’s luxury property landscape.
Competitive Pricing and Emerging Trends
Dubai’s branded residences remain competitively priced compared to international markets. The research shows that buyers in Dubai pay an average premium of 157% for branded residences, whereas Europe records 265%, Thailand 270%, and the USA nearly 500%. For example, Bvlgari Residences in Dubai commands AED 10,500 per square foot with a premium of 166%, while Bugatti Residences features a striking premium of 237%. In contrast, Miami’s Aston Martin Residences reach AED 25,000 per square foot, boasting a 525% premium.
London’s The OWO Residences are priced at AED 20,000 per square foot, yet high taxes and complex regulations deter many investors in the UK market. This reinforces the appeal of Dubai, where the regulatory landscape is more favorable and investor-friendly.
A Promising Future for Branded Residences
The MENA region’s branded residences are projected to capture a 25% market share by 2030, with Dubai leading this expansion. The research forecasts that the number of regional projects will exceed 360 developments. “Dubai outperforms global rivals; it is more affordable than Miami, more tax-friendly than London, and offers higher growth potential than Phuket,” the research concluded.
This sector embodies what researchers describe as “a wider shift towards lifestyle-centric luxury real estate that redefines conventional notions of homeownership.” As buyers increasingly prioritize branding and lifestyle, the Dubai real estate market’s branded residences are set to continue their upward trajectory, shaping the future of luxury living in the emirate.
