BEEAH has officially announced the launch of Khalid Bin Sultan City, marking its inaugural foray into the UAE real estate market in Sharjah. The unveiling of Khalid Bin Sultan City took place under the esteemed patronage of Sheikh Dr. Sultan bin Muhammad Al Qasimi, the Supreme Council Member and Ruler of Sharjah, alongside Sheikh Sultan Bin Ahmed Al Qasimi, the Deputy Ruler of Sharjah.
BEEAH Introduces Sharjah’s Innovative Freehold Project
Named in honor of the late Sheikh Khalid bin Sultan Al Qasimi, this development is portrayed by BEEAH as a tribute to his enduring legacy in urban design and planning. The project, designed by the renowned Zaha Hadid Architects, will span a 1.5-kilometer-long area and include BEEAH’s LEED Platinum-certified headquarters. It promises to offer 1,500 freehold residential units aimed at enhancing the quality of life for its residents.
Khalid Bin Sultan City will feature a harmonious mix of residential, commercial, cultural, and recreational spaces organized into seven distinct neighborhoods. Each neighborhood is designed around a plaza, ensuring that vital amenities are accessible within just a five-minute walk. The project will also accommodate children’s hubs, wellness clinics, sports facilities, and outdoor cafes, fostering a vibrant community atmosphere.
The development will introduce a two-kilometer shaded linear park, featuring cycling and running tracks, wellness zones, sculpture gardens, and shaded courtyards to enhance the outdoor experience.
Khalid Bin Sultan City’s design focuses on sustainability and climate adaptability, employing features such as native tree landscaping and recessed façades, which help reduce ground temperatures and improve comfort for pedestrians.
BEEAH asserts that Khalid Bin Sultan City has been meticulously designed in line with the vision of Sheikha Jawaher bint Mohammed Al Qasimi, Chairperson of the Supreme Council of Family Affairs and Chairperson of the Board of Directors of BEEAH. The city will be structured around four foundational pillars: sustainability, technology, culture, and community. Key components of the infrastructure include net-zero energy systems, facilities for water recycling, and sustainable transport options.
Additionally, the city will incorporate advanced AI-driven digital infrastructure, along with public art installations and a cultural center, reflecting the local identity and heritage.

The initiative follows a series of significant development projects by BEEAH, including the organization’s Sharjah headquarters, the world-renowned Jawaher Boston Medical District designed by Renzo Piano Building Workshop, and the Sharjah Creative Quarter, developed in partnership with Taller de Arquitectura – Mauricio Rocha and Daniel Rosselló.

The announcement aligns with the ongoing expansion of Sharjah’s real estate sector, which has seen transaction values reach AED 13.2 billion in the first quarter of 2025—representing a 31.9 percent increase year-on-year. This growth can be attributed to heightened investor confidence, comprehensive infrastructure development, and robust government support.
