استثمارات 1.8 مليار لتوسعة دبي كوميرسيتي: إضافة 91 ألف م² و«ذا هايف»، إشغال 96%، تسليم 2027-2028 لدعم التجارة الرقمية وD33
In a significant move to bolster Dubai’s digital economy, His Highness Sheikh Ahmed bin Saeed Al Maktoum, President of the Dubai Integrated Economic Zones Authority (DIEZ), has announced an investment exceeding AED 1.8 billion for the second phase of the Dubai CommerCity expansion. This strategic initiative aims to support the growth of the digital economy and secure the future of commerce in Dubai.
The expansion will introduce an additional 91,000 square metres of new space across three main complexes: the business complex, the logistics complex, and the social complex. This development is set to enhance the capacity of Dubai CommerCity and support the expansion of the companies operating within its ecosystem.
Sheikh Ahmed remarked on his official X account that the expansion comes in response to high occupancy levels, with the current occupancy rate at 96%. This reflects the demand for the spaces, infrastructure, and services that the digital commerce-specialised zone provides.
This expansion aligns with DIEZ’s commitment to developing a comprehensive economic ecosystem that fosters business growth and attracts investments in future sectors.
Recent official data indicates that the three economic zones under its purview, namely the Dubai Airport Free Zone, Dubai Silicon Oasis, and Dubai CommerCity, collectively recorded an occupancy rate of 96% in the first half of 2026. This coincided with a 13% year-on-year increase in the number of companies operating in these zones and a 24% growth in the workforce.
Phase Delivery Schedule
According to the project plan, the second phase of Dubai CommerCity’s expansion will be delivered in two stages, with the first phase slated for completion in the first quarter of 2027 and the subsequent phase in the first quarter of 2028.
This new wave of investment is particularly crucial as Dubai CommerCity seeks to strengthen its role within the emirate’s digital trade framework. The expansion will leverage the integration of logistics services, e-commerce, digital infrastructure, and last-mile solutions. Dubai CommerCity, a free zone dedicated to digital trade, is a joint venture between DIEZ and Wasl; it offers storage facilities, order fulfilment centres, and last-mile services.
The Hive Building
The expansion also includes the development of The Hive building, which showcases an innovative model for vertical storage logistics, covering a built-up area of 5,600 square metres and comprising 181 flexible units. This new model adds logistical capacity to Dubai CommerCity, catering to companies requiring more flexible storage options and supporting the integration of digital commerce with storage, fulfilment, and delivery operations.
DIEZ continues to enhance its economic zones in line with the objectives of the Dubai Economic Agenda ‘D33’. In previous official statements, Sheikh Ahmed bin Saeed Al Maktoum affirmed that the authority remains focused on developing a comprehensive economic ecosystem that boosts Dubai’s global competitiveness, attracts investments, and supports the growth of strategic sectors, fulfilling the goals of ‘D33’ and enhancing Dubai’s position among the world’s leading urban economies.
