Dubai Commercial Property Sales Soar 50% to $8.4 Billion

In an impressive turn of events, the Dubai real estate market has witnessed a remarkable surge in commercial property sales, reaching AED 31 billion in the second quarter of 2025. This marks a staggering 50% increase compared to the same quarter last year, underscoring a robust recovery and growing investor confidence in Dubai’s commercial landscape.

According to CRC Property’s Q2 2025 Commercial Property Market Report, total transaction values soared from AED 20.75 billion in Q2 2024. This notable upswing in commercial property sales reflects the increasing demand for prime real estate and the strategic initiatives undertaken by the advisory firm.

Making headlines, CRC recorded an impressive 75% jump in sales deals compared to the previous year, which it describes as its most successful quarter to date. Behnam Bargh, Managing Director at CRC, emphasized, “Q2 2025 represents a defining moment for both CRC and Dubai’s commercial landscape. We recorded our most successful quarter to date, with a 75% increase in sales deals year-on-year. This is a direct result of our team’s client-first approach and commitment to driving tangible value for our partners.”

Dubai’s Office Sector Thrives

The office sector played a pivotal role in the surge, generating AED 2.62 billion in sales—a remarkable 93% increase from Q2 2024. Transaction volumes also saw a significant rise of 26% during the same period, showcasing a healthy demand for office spaces.

Business Bay and Jumeirah Lake Towers continue to be the epicenters of activity, while emerging areas like Motor City and Barsha Heights are also experiencing heightened interest. Notably, off-plan office projects are significantly contributing to the transaction landscape, with developments like Omniyat’s Lumena tower in Business Bay launching during this quarter.

Bargh remarked, “The success of off-plan reflects a maturing buyer mindset—long-term occupiers and institutional investors are committing to spaces that match tomorrow’s needs, not just today’s.”

Warehouse Sales on the Rise

In the industrial sector, warehouse sale prices reached an average of AED 22.2 million, representing a staggering 107% increase compared to Q2 2024. The price hike is attributed to limited supply and burgeoning demand for facilities in Dubai Industrial City, Dubai Investments Park (DIP), and Jebel Ali Free Zone (JAFZA).

As logistics sector operators expand, the transaction sizes are also escalating to meet regional operational needs. This uptick in warehouse sales exemplifies the dynamic nature of Dubai’s commercial property market.

Leasing activities have significantly grown as well, with a remarkable 30% increase in leasing deals quarter-on-quarter. Average office leasing prices skyrocketed to AED 480,768, reflecting a 95% rise year-on-year. These trends reveal a strong demand for fitted office spaces in strategic locations across the city.

The report attributes this exceptional market performance to heightened investor confidence, the introduction of high-quality off-plan commercial developments, and a robust demand for Grade A office and industrial assets, reinforcing Dubai’s status as a premier destination for commercial property investment.
