In an impressive display of resilience, the Dubai real estate sector has marked a significant milestone, reaching $36.2 billion in Q3 2025, driven by a remarkable 60.8% surge in property transactions. This growth underscores Dubai’s robust economic landscape and its enduring appeal as a global real estate destination.
During the third quarter of 2025, the emirate recorded a total of 52,853 property transactions worth AED 132.8 billion ($36.2 billion), showcasing the buoyancy of the market. This remarkable performance not only highlights the city’s resilience but also affirms its status as a sought-after international real estate hub.
Additionally, average property prices saw a significant increase of 17.4% year-on-year, reaching AED 1,913 ($521) per square foot, up from AED 1,629 ($444) in the same period last year. This upward trend in prices reflects strong demand across various segments of the market.
Dubai Real Estate Growth
The growing population of Dubai, which has surpassed 4 million residents, is contributing to both pressure and opportunity within the real estate sector. This demographic expansion aligns with strategic government initiatives, including the Economic Agenda D33 and the Urban Master Plan 2040, aimed at ensuring sustainable growth and competitiveness on a global scale.
Investors are flocking to Dubai, with expectations of 9,800 new millionaires emerging in 2025 alone. The market is witnessing the development of ultra-luxury properties, particularly in prime areas such as Downtown and the emerging “Billionaire Island,” reflecting the escalating demand for high-end living spaces. With these developments, Dubai real estate continues to evolve, attracting significant global capital.
Furthermore, Dubai has established itself as one of the busiest global markets for high-value transactions, particularly those exceeding $10 million. This growing prominence reinforces the emirate’s position as a leading player in the international real estate arena.
