This latest project reflects the company’s innovative forest community concept, with a total projected sales value reaching approximately $3.5 billion or AED 12.5 billion. Expansion of the Masaar Concept
Arada’s Masaar 3 is set to occupy a sprawling 21 million square foot area and will include a variety of housing options, ranging from two to five-bedroom units. This new launch comes on the heels of the overwhelming success of Masaar 2, which sold out within three hours earlier this year, highlighting the strong market interest in the Sharjah real estate sector.
Construction for Masaar 3 is slated to begin in early 2026, with the first set of homes expected to be completed by 2027. The project will be rolled out in eight phases, ensuring that each aspect aligns with Arada’s vision of delivering high-quality, environmentally integrated homes.

The Masaar 3 development will be distinguished by its extensive amenities, including a central lagoon pool adorned with waterfalls, a fitness center, and an on-site café. Strategically located in Sharjah’s Rowdat district, Masaar 3 sits between Masaar 2 and a newly developed educational zone with two operational schools. During a visit in September 2024, Sheikh Dr. Sultan bin Muhammad Al Qasimi, Member of the Supreme Council and Ruler of Sharjah, took a tour of the Masaar community, inspecting the completed homes and underscoring the project’s significance for the region.
Previous Masaar developments have proved to be immensely popular, with the first two phases totaling 5,000 homes and a combined gross development value of AED 16 billion, all sold out. With more than 1,500 homes delivered from the initial phase and construction ongoing, Masaar 3 is expected to resonate well with buyers looking for sustainable living options in Sharjah, further solidifying Arada’s position in the competitive real estate landscape.
